Finding an apartment in Buffalo, NY is harder than renting in Sacramento.
The metropolitan area was once one of the toughest rental markets in the nation, and during the pandemic, Bay Area residents flocked here for relatively affordable housing. Prices soared above those in some of the county’s largest cities.
However, the Sacramento area failed to break into the nation’s top 20 hottest large-scale markets for rent cafes for the first three months of 2023. In fact, Sacramento was just California’s ninth hottest market, calculated by Rent Cafe, using apartment occupancy, average number of days rentals are on the market, renewal rates, new apartment construction, and number of applicants to rent to determine market position.
Sacramento’s competitiveness score also lagged behind many smaller markets, including Buffalo. Harrisburg, Pennsylvania. and Fayetteville, Arkansas.
The interactive map below shows the change in median rent for most zip codes in the Sacramento area, according to new data from RentHub. According to the map, median rents are up just 0.34% from last year, with Del Paso Heights, Oak Park and Rio Linda seeing the biggest increases.
